Advice for Investors

by Scott Jarvis

As a real estate investor, I watch the market closely. Analyzing past and current trends can be the difference between me making a good decision and a bad one. Every once in a while I make bad decisions though thankfully with time comes experience and my knowledge of investments has grown by leaps and bounds.

These days it’s especially important for one to spend a considerable amount of time researching not only homes that are of interest but the conditions of the market as well. With the market being is such disarray it’s never been more important to slow things down and make sure you’re getting the best deal you can get, both for the land and the homes you may be interested in.

I have found too that it is wise to look at communities that surround your target area as there may be excellent opportunities nearby that remain close enough to your targeted neighborhood to be relevant during resale. Prices are something you should pay close attention too as they continue to and can suddenly drop in today’s market environment. If you find yourself taken with a piece of property you may want to hold off on making an offer and see if the owner or bank doesn’t lower the price to entice you further.

Over time I have also learned that being an investor means learning to be patient. Jumping at the first opportunity is never a good idea and can lead to missed opportunities down the line. Many investors early in the game will purchase land or homes without ever looking at anything else. Quite often you’ll find that there’s an even better deal a few houses down or a few blocks away. Keeping an open mind and practicing patience will help ensure that you invest wisely and get the most for your money.

Lastly, there is one more piece of advice I would have for inexperienced investors looking for deals in today’s market. Keep an eye out for hot spots. Though the market is down right now, some areas continue to thrive while others still have ups and downs. Certain areas in Florida and even Huntington Beach Real Estate in California show a lot of promise and continue to sell well in these trying times. Never discount any area as they all have upswings periodically.
